KALPATARU ASHOKGRAM CLUSTER — New Project Coming Up in Ashok Nagar, Mumbai
Kalpataru Ashokgram Cluster: Redevelopment in Kandivali East
Kalpataru Limited has announced the signing of a cluster redevelopment project in Ashok Nagar, Kandivali East, comprising five adjacent housing societies named the Ashokgram Cluster. The project spans around 2.8 acres and has a free sale potential of nearly 0.37 million square feet of carpet area.
Project Scope and Value
The project carries an estimated gross development value (GDV) of around Rs 1,250 crore. The development will include residential space along with high-street retail components. The scale reflects Kalpataru's confidence in the Kandivali East micro-market, where the locality is experiencing improved connectivity and sustained residential demand.
Kandivali East: Established Connectivity and Infrastructure
Kalpataru has previously delivered six residential developments in Kandivali East, including Kalpataru Jharokha, Kalpataru Vatika, Kalpataru Gardens, Kalpataru Tower, Kalpataru Avenue and Kalpataru Vienta. This redevelopment reinforces the developer's long-standing presence in the locality.
The area benefits from strong transportation links. Kandivali Railway Station and the new Metro Line 7 at Akurli are readily available, with quick urban mobility on the Western Express Highway. The locality has several hospitals, schools, and nearby shopping options like Growel's 101 Mall.
The Coastal Road extension towards Kandivali is expected to improve connectivity across the western suburbs, with different sections opening in phases between 2027 and 2028.
Kalpataru Limited: Five Decades of Redevelopment Expertise
Kalpataru Group was established in 1969 by chairman Mofatraj P. Munot. The company focuses on the development of premium residential, commercial, retail, integrated townships, lifestyle gated communities and redevelopment projects primarily in the Mumbai Metropolitan Region (MMR) & Pune.
The development and construction of upscale residential towers, townships, gated communities, and commercial buildings have been Kalpataru Limited's specialty for more than 50 years. In the 1970s, Kalpataru built Mumbai's tallest residential skyscraper, a record that remained for the next quarter of a century.
The announcement comes months after the company unveiled another redevelopment project in Andheri East earlier this year with an estimated GDV of Rs 1,400 crore. The Ashokgram Cluster represents Kalpataru's continued focus on large-scale cluster redevelopments that transform existing residential communities while preserving local character.
